About the role
The corporate maintenance director is responsible for providing guidance and support to executive directors and maintenance directors at revel communities to help ensure our physical plant, interior and exterior spaces, grounds, equipment, and living spaces are maintained to revel standardsThis includes making sure all aspects of the building are fully functional, inviting, clean, comfortable, and safe for all residents, team members, and guests.
The corporate maintenance director will provide supervision and leadership to the community maintenance directors and potentially manage a community on a temporary, extended or as needed basisCorporate maintenance director will support special projects or capital initiatives for specific community or portfolio of communities, including new developmentsWill conduct maintenance and housekeeping operations in a manner consistent with revel culture code, policies, and procedures to uphold and improve customer satisfaction, team member satisfaction, occupancy, culture, and overall operational effectiveness.
Essential job duties:
Conduct inspections during site visits of community grounds and buildings as well as conduct periodic inspection of equipment, tools, and supplies to ensure that team members are completing assignments and that equipment, tools, and supplies are maintained and operable to perform all required maintenance duties and services; assure the community is always presentable for residents, tours and visitors
Complete in-depth site visits and community reviews after visits and/or weekly to senior leadership with follow up action plans if needed.
Assist maintenance directors to manage, plan, develop, organize, schedule, evaluate, and direct the maintenance and housekeeping department, its programs, team members, and activities with a spirit of teamwork and open communication.
Provide status reports on work order, preventative maintenance and rent ready apartments with actions plans to improve if necessary.
Lead for revel communities and collaborate with wolff director, capital projects/project managers on large repairs or capital projects.
Develop and train on performance standards and processes for the maintenance and housekeeping departments
Conduct in-service classes for all maintenance team members as necessary
Assist in managing the departments within budgetary guidelines, tracking inventory usage, and ordering supplies when necessary
Ensure compliance with all federal, state, and local regulations concerning the community and grounds
Ensure maintenance requests for timely and accuracy resolution of maintenance logs of resident apartments including repairs, plumbing, furniture, electrical, heating, and replacement of light bulbs for all communities
Work with maintenance directors to manage outside vendors and contractors, securing bids and scheduling needed work on special projects tracking all maintenance expenditures and procedures
Oversee and educate on osha policies and procedures, sds information, ensure fire drills are occurring and recorded appropriatelyProvide guidance and oversite regarding safety and emergency procedures to ensure compliance and safety
Assist, as needed, with the moving of residents during emergency situations
Assist in new developments with hiring, onboarding, ordering initial supplies and training team
Look for ways to reduce costs and create efficiencies across the communities and brand
Comply with the company’s standards and regulations to ensure encourage safe and efficient community operations
Represent company’s mission, vision, and values daily both in and out of the community
Lead the maintenance directors in a spirit of teamwork in support of their daily community work load
Perform other duties and tasks as assigned or required
5+ years of related maintenance experience; demonstrated mechanical and troubleshooting ability to repair washers/dryers/heating/refrigeration units/ice machines, paint interior and exterior surfaces and structures, and repair minor plumbing/electrical/carpentry issues, within a senior living, property/community management, hospitality, or related environment required
5+ years of supervisory experience including training and supervising staff and developing and managing budgets required
Technical maintenance training and/or certifications or associates or bachelor’s degree required
Ability and willingness to drive the community vehicle(s); must possess a valid driver’s license issued in the state of residence
Ability to deal tactfully and professionally at all times with team members, residents, family members, visitors, and the public
Excellent verbal and written english communication skills including the ability to speak in front of small groups of people with the ability to explain and communicate complex ideas to a wide audience (employees, residents, family members, the public, etc.)
Ability to understand and conceptualize concepts and to make independent decisions when circumstances warrant such action and to remain calm during stressful or emergency situations
Ability to show sincere compassion towards cognitively impaired older adults and demonstrate genuine concern for the physical and emotional needs of older people and their families
Reasoning skills that include the ability to understand issues and process information for giving and receiving feedback and instructions
Ability to promote a positive and friendly teamwork attitude in the execution of all duties
Proficiency with the use of computers, mobile devices (e.gTablets, ipads), av equipment/technology, and other office equipment (e.gPhones, scanners, copiers, fax machines, etc.) as well as possess familiarity with microsoft office suite products including, but not limited to, word, excel, outlook, etc.
Ability to lift, stand, kneel about 15-20 pounds
Available for 75% or more west coast-based travel
