National veterinary associates is seeking a construction development leader to support key business initiatives for our growing pet resorts divisionIn this role, you will help us achieve our ambitious growth goals by creating award winning structures and experiences for our community of pet resorts, which currently provide pet boarding, grooming, and daycare servicesUsing strong operational, analytical, and influencing skills, you will manage a wide array of capital projects and partner directly with leaders across business units and functionsWe need a critical thinker with strong analytical and estimating skills who can dive deeply into the details, while never losing site of the core focus on the portfolio and delivery targetsA key qualification will be experience in partnering with real estate developers, with a deep understanding of the nuances of these relationshipsThe person in this role can either be based in the los angeles, ca area in our agoura hills office or work remotelyThe position will involve 50% travel in the united states and canada.
What you’ll do:
From inception to completion, determine site needs with division leadershipManage the planning, design, budgeting, permitting and construction for pet resort projects as well as services provided by outside architects, engineers and contractors
Partner with nva’s group of key developers, to accurately manage project metrics in both directions.
Oversee the adaptation to design standard changes and implementations within the pipeline.
Prepare and communicate information and budgets to assist division leadership with the approval of capex funds for a project, as well as implementation of costs related to design changes to manage and update the pro forma assumptions.
Lead cross-functional milestone management meetings which include development managers, real estate partners, operations partners, and design teams
Manage high-profile projects which may include self-development initiatives, and conversions of building and sites from previous uses into pet resorts
Track and create performance reporting tools for all capex projects using key metrics and evaluation performance indicators
Work with the legal and real estate teams on all lease or purchase issues related to projects
Work to identify cost saving opportunities and process improvements within a business line and work with the procurement team to streamline purchasing
What you’ll need:
Bachelor’s degree required
At least 8 years of experience in retail, commercial development, or veterinary construction management
Experience in managing developer-led construction projects
The drive and ability to manage a team of professionals, engage diplomatically with cross-functions, and directly oversee projects as needed
Strong critical thinking, analytic reasoning, and creative problem-solving skillsThe ability to thrive when faced with a complex problem with no clear answer
Working knowledge of construction trade practices and safety requirements sufficient to manage all phases of project planning, construction and renovation
Experience managing a portfolio of construction projects

Demonstrated history of success in leading a team and managing a multiple projects, including the ability to monitor, adjust and maintain scope, schedule and budget for medium to large size projects under multiple delivery methods, such as design assist, design build, design/bid/build, developer-led etc.
Advanced computing and ms office skills (excel / powerpoint, microsoft word, outlook, etc.)
Experience with construction reporting, estimating, and management software (timberline, winest, quickbase, smartsheet, procore, etc.)
