As a growing business, we see a unique opportunity for a permit manager to also be a utility player – to bring new ideas to the table and to be a leader within the communityThis position is ideal for a self-starter with 5-7+ years previous experience who would thrive in a non-corporate, fast-paced, results-driven environmentIn this role, you’d be responsible for building and nurturing municipality relationships, researching key stages of the approval process, and ultimately work to hasten the outcomeThe permit manager is responsible for projecting a professional image and meeting with city officials and project consultants throughout the processThe site feasibility specialist must be outgoing, highly organized, have a strong sense of urgency, able to juggle multiple tasks, prioritize work to achieve deadlines, work well with teams and independently, and follow-up proactively.

Key duties & responsibilities
Establish an overall project plan, and strategy, and identify specific goals, priorities, and plans for successfully completing the project.
Serve as a primary point of contact with the client, design team and city staff.
Review civil engineering and architectural plans in order to effectively communicate with staff, consultants, and city staff to manage and coordinate the design and city approval process.
Prepare project feasibility analysis and make recommendations to the client for advancing the project.
Research zoning requirements, building code requirements, utility requirements, health department requirements, and all submittal processes relative to the scope of work of the projects.
Gather contact information, fees, and timelines for approval.
Research code requirements and determine if additional approval will be required by governing bodies i.e., board of zoning appeals, planning commission, architectural/design review board.
Attend preliminary meetings with city staff to review municipality requirements and present prelim project scope.
Track progress and milestones to ensure planning and zoning meetings are completed in a timely manner to allow for construction start date.
Coordinate utility relocation including but not limited to preparing work orders, coordinating with design team, and scheduling disconnects/reconnects
Ensure all required permits are received/approved by reviewing and tracking milestones in monday.com
Work with the design team to quickly turn-around comments from the municipality and coordinate resubmittal of any revised plans.
Finalize all approvals and provide client and contractor with a summary of all approvals.
Establish an effective and efficient task execution process
Motivate and energize people through effective leadership
Attend weekly client conference calls and provide weekly status reports
Update project start/complete dates on a weekly basis using client trackers and monday.com
Serve as a back-up surveyor for post ada surveys; including traveling to the job site, completing survey, and preparing barrier report.
Authority, abilities, skills and knowledge of the permit manager includes but not limited to:
Have clear delegated authority (including any limitations) for planning, resource allocation, direction and control on a daily basis
Must be able to work under pressure and meet deadlines.
Strong written and verbal communication, negotiation, and presentation skills.
Ability to recognize and assess risks through the due diligence process
Ability to identify and resolve problems and develop alternative solutions in a timely manner.
Ensure confidentiality of clients projects at all time.
Listen and hear information communicated from others
Communicate accurate and concise project status and forecast information
Be proactive and have a strong sense of urgency
Distinguish between cause and effect
Interface effectively with city officials, architects, engineers, contractors and building owners.
Build and maintain superior client relationships.
Know the design and construction process
Maintain strict timelines for submittals and deadlines.
Ensure clients’ needs are met in a timely and cost-effective manner.
Travel to development sites meetings with city staff, utility companies, and to perform ada surveys.

Qualifications and requirements:
Previous due diligence and site feasibility report experience: 5-10 years
Previous construction management, civil engineering or architectural design experience (ideal, but not required): 5-7 years
Previous planning and zoning meeting representation experience: 3-5 year
Strong social skills.
Ability to listen well and connect with people.
Preference given to those who have familiarity with americans with disabilities act (ada) standards for accessible design though not required.
Ability to present in front of groups of professionals.
Strong organizational skills and project management skills.
Excellent follow-up skills.
